How Damaged Windows Can Compromise Your Commercial Property’s Safety

Windows are, perhaps, only second to the roof, the most important feature of any building, largely because they play so many different roles. As well as protecting the building from the elements outside, they also allow light to enter, as well as fresh air. Then there are the aesthetic and insulation elements to consider. But perhaps above all is the security factor. Windows, because of their multi-purpose role, can be weak points and need to be designed and maintained with security at the forefront.

As most commercial glazing specialists will tell you, damaged or poorly maintained windows can leave a building vulnerable in a variety of ways. And for building managers or property owners, understanding the risks of damaged or unsuitable windows is very important.

Here’s what you need to know about commercial building window replacement and repair.

Increased Risk of Unauthorised Entry

One of the most immediate dangers posed by damaged windows is the potential to allow unauthorised people access to your building. Cracked panes, broken locks or poorly fitting frames can be an open invitation for burglars. That’s because a window that already exhibits signs of damage or weakness becomes an opportunity for would-be criminals, as entry is usually significantly easier.

For commercial premises, such as offices or warehouses, a break-in could result in a loss of valuable assets or data, which could lead indirectly to a loss of reputation and increased insurance premiums.

Damaged windows present a risk to the building itself. Untreated damage, such as cracked glass or weakened seals, can worsen and allow elements such as wind and rain to enter. Damaged windows can compromise a building’s insulation, allowing draughts and moisture to enter, reducing temperature and increasing discomfort among the building’s inhabitants. This, in turn, can have knock-on effects on employee morale, productivity and customer satisfaction. In addition, in sensitive environments such as food production facilities or laboratories, damaged windows can let in contaminants, which can adversely affect the work being carried out inside.

As well as all of the above, there are also the legal and compliance consequences to think about. Failing to repair windows can result in fines and penalties if the risks to staff and the public are too high.
